Canara Bank offers several Canara Housing Loan variants. Most still repay with a reducing-balance EMI once full instalments start. Product choice changes what you enter and how you interpret the result:
- Canara Housing Loan (standard): purchase or construction with a floating (typically RLLR-linked) rate and a regular EMI from disbursal (or after full disbursal on under-construction property).
- Repair / renovation and home improvement: enter the sanctioned improvement amount, not the full property value, unless the letter funds both purchase and renovation together.
- Second dwelling / additional unit: pricing and LTV rules can differ from a first home. Use the rate and principal on your sanction.
- Canara Home Loan Plus / Secure and similar variants: documentation or insurance packaging can differ. The EMI identity still uses financed principal, rate and tenure.
- Takeover / balance transfer: when moving another lender’s outstanding to Canara Bank, enter the takeover principal (plus any top-up), not the original property price.
- NRI housing: eligibility and documentation differ; enter the % p.a. and tenure on the NRI sanction letter.
Property price vs financed principal

Why EMI falls when tenure rises: the same principal is spread over more months. Interest still accrues every month on the outstanding balance, so a longer clock raises total interest.
Decision angle: 15 years costs about ₹5,869 more per month than 20 years, yet saves roughly ₹15.3 lakh in interest. Processing fees and other cash costs (high level)
Canara Housing Loan offers typically include a processing fee (often a small percentage of the loan with minimum and maximum rupee caps) plus GST on some charges. Paying extra principal early usually cuts total interest because future interest is charged on a smaller balance. On many floating-rate Canara Bank housing loans for individual borrowers, prepayment and foreclosure charges are nil.
