Bank of Baroda home loan products that affect EMI thinking

Bank of Baroda markets several Baroda Home Loan variants. Most still repay with a reducing-balance EMI once full instalments start. Product choice changes what you enter and how you interpret the result:

  • Baroda Home Loan (standard): purchase, construction, extension or related housing needs with a floating rate typically linked to the Baroda Repo Linked Lending Rate (BRLLR) and a regular EMI from disbursal (or after full disbursal on under-construction property).
  • Baroda Home Loan Advantage: an overdraft-style surplus set-off facility. Surplus cash parked against the limit can reduce interest for that period; this page still assumes a level EMI unless you model a smaller effective balance yourself.
  • Takeover / balance transfer: when moving another lender’s outstanding to Bank of Baroda, enter the takeover principal (plus any top-up), not the original property price.
  • Segment variants (for example defence / Yoddha-style schemes): eligibility, fees or pricing bands can differ. Enter the rate and tenure on your sanction; the EMI identity does not change.

Why EMI falls when tenure rises: the same principal is spread over more months. Interest still accrues every month on the outstanding balance, so a longer clock raises total interest.

Decision angle: 15 years costs about ₹5,857 more per month than 20 years, yet saves roughly ₹15.4 lakh in interest. Stretching from 20 to 30 years softens EMI by about ₹4,964 but adds roughly ₹34.0 lakh interest. Pick the tenure your family budget can hold without treating “lowest EMI” as the goal. Processing fees and other cash costs (high level)
